In 2005 Cofinimmo identified
nursing homes and clinics as a promising property investment, due
to a forecasted growth in the number of dependent elderly people.
We also invest in psychiatric, aftercare and rehabilitation
clinics. In fact, we have one of the largest portfolios of this
type of property in Western Europe.
We don't assume any risk relating
to the management of these institutions. This responsibility lies
with the operators. The occupancy rate of Cofinimmo properties in
this sector is constant and high (100%). Equally importantly,
healthcare properties are often located in attractive residential
areas, which helps to ensure attractive future valuations.
In 2008, Cofinimmo built on the
expertise acquired in this segment in Belgium for establishing
partnerships with leading operators in the French market too. As
part of this expansion on the French property market, we have
adopted the status of "Société d'Investissements Immobiliers Cotée"
(SIIC) on 04.08.2008.
At 30.09.2011, Cofinimmo's
healthcare property portfolio consists of 120 properties,
representing a total area of 563,692m² above ground and a fair
value of € 1,050.09 million.
